Alabaster Homes is a locally owned and managed real estate development company that specializes in multi-family projects in Metro Vancouver. With in-house development, finance, accounting, construction, sales and marketing departments, we pride ourselves on a truly collaborative, team-based approach. Alabaster is currently developing a range of mid- to high-density condominium and apartment projects, and is planning to continue growth and expansion throughout Metro Vancouver and other markets in BC. We are now seeking an up-and-coming real estate professional to join the team as Financial Analyst.
The Role
As an integral member of Alabaster?s finance team, the Financial Analyst (?FA?) will be responsible for simultaneously managing multiple projects through each stage of the development process. The FA will report to the Director of Finance, and in collaboration with Alabaster?s in-house teams will:
· Develop financial models for residential, commercial, mixed use development projects and Alabaster?s co-working group to provide analyses, project cash flows and determine investment returns. This includes regularly updating all project proformas, managing cash flows and collaborating with other departments within Alabaster.
· Prepare monthly and quarterly internal reporting to highlight trends and variances.
· Support the placement and administration of debt financing and equity partnerships, including the preparation of underwriting packages, managing due diligence requests, preparing lenders package, pro formas and other items as requested by lenders, reviewing term sheets, conducting analysis, negotiating terms with lenders.
· Prepare investor memorandums for equity fundraising.
· Conduct complex financial analyses, such as scenario analysis and sensitivity analysis.
· Assist with the preparation of key financial reports for equity partnerships.
· Develop and maintain relationships with appraisers, brokers and other external consultants as required.
· Support the setup of corporate/project insurance and liability policies.
· Support the formation of new projects and entities.
· Other adhoc duties and financial activities as requested.
The Candidate
You have strong analytical skills and a high attention to detail. You are a self-starter and leader who thrives in a fast paced and dynamic environment. You are committed to achieving the highest standards in your work and are consistently trying to learn and grow. In addition to these qualities, you possess:
? A Bachelor's Degree in Commerce, Finance, Urban Land Economics or a related field.
? 1-3 years of relevant work experience.
? Advanced proficiency in Excel.
? A demonstrated ability to research, analyze, underwrite and evaluate real estate projects.
? An open and articulate communicator with strong verbal and written communication skills.
? A proactive disposition with excellent analytical skills and strong attention to detail.
? Willingness to learn quickly and adapt in a fast-paced work environment where multiple tasks are worked on at once.
? Self-motivated by a strong work ethic with an ability to thrive in a culture of excellence.
? Completion of the CFA Program would be an asset.
